Can my Universal home be custom built?

We offer a variety of options so your home can be your very own creation.  Or bring us your plan and we can help you create the home of your dreams.


What about energy costs?

We abide by the RESNET Standards officially recognized by the Federal Government for verification of building energy performance.  Each and every home we build has a complete energy audit to determine energy efficiency and performance.  


How do I get started?  What are the steps?

Following is a condensed version of steps to get started building a home:

1. You will need to get pre-approval from your bank to determine the amount you can afford and want to spend.  We can help by suggesting banks we commonly work with, but it’s much simpler to go to your own bank since they already have all your information.


2. Decide where you would like to build your new home. Remember the size, shape and terrain of the lot dictates the home. Drive throughout the areas you are interested in.  Focus on your current and future needs such as school system, near your parents, work locations, hospitals, etc.  Look for lots for sale, or you can ask us to help you find a lot in the areas you are interested in.  See the “Contact Us” page to contact our Realtor for assistance.


3. Once you find the lot, you will need to look at the subdivision rules called the Deed of Restrictions.  This can be obtained from your/our Realtor or at the city vault and is needed to determine the requirements for the neighborhood.  It will contain detailed information such as the exact requirements for square footage (ex. Minimum 1,800 sq.ft.), type of exterior products allowed (ex. 80% brick), outbuildings allowed (ex. Shed), garage placement (ex. Front, side, single, double), etc.  You will also need the plat that will show the exact measurements of the lot and provide information such as setback required for the front, back and side yards.


4.     If you don’t have a plan in mind, below are some suggested sites, though there are many internet sites to choose from.  Select a few plans you like and we can work with you to use the exact plan you find or we can blend the plans to come up with a custom plan.  We can also provide a designer to help you develop a plan.

5. Once the plan has been drawn up, you will be provided our Specification Book that outlines the options for finishes throughout the home.  Once selected, we are able to give you a quote for your new home.


6. You will then submit this quote along with the plan to your bank in order to get the construction loan approved.


7. Once approved and a down payment of 20%, we can get started immediately obtaining the necessary permits.


I already own a lot but am not sure what size house

I can put on it?

I would like to build a house on a farm I own. I have water and electric there already.  Can I put a septic system on it?

Contact your local Health department and ask them about getting a test performed called a “Perk” test.  This entails determining the absorption rate of the land and may impact the location of your new home.


How far back do I need to set the house from the road?

You will also need the plat that will show the exact measurements of the lot and provide information such as setback required for the front, back and side yards.  This can be obtained from your Realtor or at the city vault.


How much you charge per foot?

This depends on many factors such as materials desired, finishes chosen, exterior products chosen etc.  Examples would be items such as the following: hardwood flooring or vinyl, granite or laminate countertops, brick or vinyl exterior, etc.  And there are many variations within those categories, such as granite at level I, II, III, IV, etc.   Based on past models/custom homes we have built, the range is $104 – $121.


Is building the home on a crawl space cheaper than basement?

Yes, due to the added cost of the materials and different foundation requirements for a basement.


How much more for basement?

It depends on the size of the home.  In today’s market it is about $30,000 to $35,000 depending whether it is a pit or walk-out.


What is a HiPerformance Custom Home?

In additional to the traditional stick-built home, we can offer HiPerformance Custom Homes. While we are preparing the foundation and roughing in the utilities, the customized home is being built in the factory.   When delivered to the building site in components/modules, the home is about 75% complete and we then complete the installation of all plumbing, electrical, HVAC, exterior (vinyl, brick, etc.), garage, driveway, porches and/or patios, etc. This allows the home to be built in about half the time as the normal construction depending on careful planning.


Can I build part of the home myself?

We do offer the option of a turn-key home (where we do it all) or a partially completed home where you can complete portions by yourself.  This is most easily achieved when purchasing a HiPerformance Custom Home.  Remember that you cannot receive a certificate of occupancy (government approval to live in the house) prior to completing the home and getting all inspections complete.
